My name is Clarke Gallie, I'm an investment realtor with WinCity in Windsor, ON and wanted to share the recent data received for April 2020

TRANSACTION VOLUME

  • Market activity (the number of new listings) has decreased by 53.60% comparing April 2020 to April 2019
  • Market activity (the number of new listings) YTD has decreased by 14.02% comparing 2019 to 2020
  • Sales activity (the number of houses sold) has decreased by 54.89% comparing April 2020 to April 2019
  • Sales activity (the number of houses sold) YTD has decreased by 19.60% comparing April 2020 to April 2019


SALES AVERAGES

  • Average Sale Price has increased by 0.08% comparing April 2020 to April 2019
  • Average Sale Price YTD has increased by 10.94% comparing 2019 to 2020

    @Navroze Pirza I know this doesn't help with the tenant but have you deferred your mortgage and taxes? Cutting down some expenses can help during these tough times!

    I am from Windsor and have a wholesale deal in Ann Arbor from a connection out there, but haven't done many deals across the border (yet!)

    Anyone have a recommendation for title lawyers? Would greatly appreciate the connection.

    Hello BiggerPockets Family, I've been studying real estate for quite some time now, I'm 18 and come from a poor family so don't have a lot of funds available at the moment, but that's not stopping me from learning! I'm trying to develop a system that has a more accurate projection of comps that shows the asking price and the actual sold price. I can find selling data from mls/kijiji/calling for sale by home owner but I would like to know where to get accurate data on the actual selling price of the home. All answers are appreciated, Thanks!

    Hello all investors and real estate lovers! 

    I am a Canadian BP member and have been studying real estate for sometime and have recently came across a old run-down boarded up house in a prime location. I asked the neighbors and they say the house has been abandoned since they can remember. The property is located in the Windsor Region, ON and there is multiple notices on the door with information of the home owner residing in Toronto. I have tried to contact him but have had no luck, he never answers the phone nor emails. I would really love to buy this property, and wholesale the lot (house should probably be torn down from what I'm hearing). Open to all suggestions as I am out of ideas of what to do!
