Post: Best People Finder Programs for phone numbers

I am building a farm list and have just over a thousand names and addresses I have pulled from title reports and 3rd party sources such as Property Radar.  I have been looking up phone numbers using online White Pages and Spokeo.  So far I have had about a 50% success rate of finding correct numbers.  Does anyone have other recommendations for People Finder sites to find phone numbers and/or e-mail addresses?

Thank you!

Hello!

My investing partner and I are flying out to Detroit to walk the streets of a few target neighborhoods and to meet the team we have been building remotely.  If any of you are local area investors, contractors, property managers, attorneys, or turn-key operators, please respond to this post.  I would like to meet as many local real estate professionals as possible during my trip.  My plan is to purchase some properties during the October auction and I will be analyzing several deals in person as well as finalizing my Detroit team.

Thank you

One-of-a-kind pride of craftsmanship 4-Plex masterfully restored & improved by committed preservationists. Located in the heart of East Sacramento on a resident parking only street, the property features refurbished wood floors, beautiful gas fireplaces, updated electrical & plumbing, remodeled bathrooms, Gerard Granite Ridge metal shingles, and stunning bonus balcony atop a two-car garage. The picturesque landscaping is complemented by a spectacular Warren Dayton original wall mural. Must See!

I'm thinking about selling a rental property in West Tampa and I'm looking for an investor friendly agent.  If you have any agent recommendations or are interested in acquiring a Tampa rental property, please contact me.

If I end up disposing of my Tampa rental property, I intend to replace with a rental property in Jacksonville, Detroit, or Grand Rapids.  Please contact me if you are an agent or investor in any of these areas.

Very Respectfully,

Shane

@Tim VandenToorn,  Check out the link for a sample of a 4 year rental trend: RealFacts sample rental trend

If you don't have access to a site that gives local rental trends like this, I'd appreciate some referrals to local property manager contacts you work with in the area.  I have been in other remote markets and still need to do my due dillegence in Grand Rapids.  This deal you sent is solid and I'll do my best to complete the DD quickly and get an offer in if everything checks out.

Thanks again Tim,

Shane

Perfect, thanks @Tim VandenToorn! Do you have rental trends over last few years for this zip code?

@Tim VandenToornthis is a nice deal, thanks for sharing.  I'm not familiar with this neighborhood.  What kind of renters are in this neighborhood... blue collar working class? What are the major employment centers nearby? Do you have access to RealFacts or another database with historical rents?  I'd like to see 5 and 10 year rental histories for this area.  Do families generally stay for several years in a rental home like this or do the trends suggest a higher turnover rate?  Any information you can provide on the neighborhood and rent histories would be greatly appreciated!  Thanks again Tim.
