Thank you @Mark Nolan , @James Wilcox, and @Clay Smith for the warm welcome. 

I am reviewing thoroughly all potential business model options. I've had experience in buy and hold and managing tenants for a few SFRs and MF in the U.S. and Asia. Now that we're moving back to KY I want to ease into it since I first and foremost have a family (3 kids) to settle in.

Have identified a couple of MFs so will look deep into those. However, having read some threads, the idea of being a real estate lender also piqued my curiosity as an alternative. I'll research more on that. Any directions you can point me to would be very helpful. Thanks in advance.

Hi. I'm new to the group and looking forward to learning and advancing my real estate ventures in the new year. I am keen to know how private lenders rates usually compare vs banks. I'd initially like to focus on Louisville. Preferred strategy is to buy and hold. Any good deals or agents who focus on servicing investors, would appreciate if you can send them my way. Are there folks in the group who have great learning on flipping but offering owner financing? Any  recommendations on good deals in KY?
