Hello! How do you all structure the monthly payment if a tenant cancels the lease midway through the month? Do you refund them the remaining days of the month or do you have the tenant pay for the whole month regardless or a portion? We had a tenant recently who wanted to be paid back per diem the remaining days of the month that they paid for and it was too "nitty gritty" for me since we don't rent anyway "per day" and it felt like they were trying to get every last bit of $$ out of us at the end so not a nice feeling. I want to implement some additional verbiage in our rental agreement so this doesn't happen again and things are crystal clear to us/tenants who do end up being "month to month". Thanks for any suggestions!!

Hi! How do you all avoid having yourself or your tenant pay any convenience fees for any transactions made online? I know there's Venmo and that's one way but any others? For example, someone who might not have Venmo? Trying to avoid tenants paying with check since that can get lost in the mail, bounce, take longer to receive etc.... I don't want to have to pay the convenience fee and I don't want tenants to have to either. Curious how you all work it, in that regard. Thanks!!

Do I always need to have a prospective tenant fill out an application to rent? Is that so I can weed out any prospective tenants there if something is a red flag? Then if all looks good though, I send them the residential lease agreement to finalize? Since we are doing mid-term, I wasn't sure how much that would differ in terms of paperwork from the traditional 1 year plus leases. Thanks in advance!

Hello Fellow Investors!


Curious if you have any recommendations for what you suggest/use yourselves in terms of security cameras and keyless pad entry types/brands on-site at your rental properties? Do you suggest having one camera at the front door and/or somewhere else on site? Experience with Ring or preference w/ other brands? Asking specifically for mid-term rentals since that is our target market right now. Thanks in advance!
