Thanks, @Wale Lawal ! For us, the down payment isn’t the issue - we want the equity in order to scale quickly. We want to protect the cash flow and profitability - interest rates are crushing that. That’s why we’re trying to see if there’s anything non-traditional out there. Investment rates are so incredibly high when rents aren’t keeping pace. Thoughts anyone? 

Any specific types you’d recommend looking into, Elliot? 

Hi there - first time investor looking to finance a $1M quad. Can’t use it as a primary and live in it, because we just bought a suburban house for the kids. Interest rates are SO high, coupled with a minimum of 25% down for an investment property…. has me thinking there has got to be a better way. I’d love any advice/education to look into!! 

Thanks Tom, I haven't heard of DOT - but we're very new. Any chance you could elaborate on what it is, and pros & cons to both sides of the deal?

This one’s in Chicago, IL. From what I’m reading - the biggest Con to us as buyer is that the property wouldn’t be in our name. The pros would be potentially lower (negotiated) interest rate and down payment. The pro to the owner/seller is: mitigating large capital gains all at once since the property is currently paid off, and continuing a stream of income with interest. 

Thoughts? 

Thoughts on a land contract vs traditional financing when buying a fully paid off Multi Family (4unit) from a private owner? No liens or current financing on the property - just trying to get the best financing available. This would be our first investment property.
