Post: MOBILE HOME WITH LAND

Hi, BP family! My name is Claire and I'm a newbie who is learning to become RE investor. also, I'm a mother of two very young children :-). After reading 2 amazing books by David Greene and Brandon Turner(plus, countless webinar listening) I'm super motivated to start NOW at where I am with what I have. I'm planning to purchase this duplex in my area and house heck so that way, I can rent out my current house and also have a tenant in my duplex. One thing that concerns me is that, this duplex I want to purchase is 'Mobile home with the land'. So it's not in the mobile home park. Actually, it is surrounded by bunch of nicer duplexes. Since I don't have much liquid cash in hand, I need to use FHA loan to make this plan works (I'm planning to pay 20% after 1 year of house hecking and transfer to conventional loan).

Is there anything that I should be aware of 'Mobile home with land'?  Would possible/future home buyer, lender or tenants think this is an issue?

Any advise would be greatly appreciated!
