@Alexander Felice haha yes I agree it could have been spent on something else, but either way its coming. Yes, great place for cash flow, that's why I focus on rentals. What areas in NC are you looking for flips in Alex?

Investment Info:
Single-family residence buy & hold investment in Fayetteville.
Purchase price: $38,000
Cash invested: $5,000
Second rental property, but first one i bought intentionally. Purchased 2016 for 38k cash. Put in 5k for new HVAC and cosmetic repairs such as fresh paint. Rents for 800 a month.
Listing description: First floor condo. Minutes away from shopping centers, restaurants, and markets. Spacious 3 bed, 2 bath. Owner pays HOA fees. Tenant will be responsible for utilities. Refrigerator, dishwasher, microwave, and oven included. Washer and dryer available if needed. Gas log fireplace. Pool access. No smoking. No pets(service animals welcomed with certificates). Required income of 3x monthly rent. Must provide references from all previous landlords. Applicant must have a reliable source of income and be able to furnish acceptable proof of the required income.
How did you find this deal and how did you negotiate it?
Found deal through Zillow. Negotiated 2k off of asking price because of outdated HVAC.

@Alexander Felice. Have you heard of the new baseball field, hotel, restaurant and other plans for Haymount within the next year. I wouldn't be straying away from Fayetteville quiet yet, growth is coming. Let me know if you want the link to the video of development plans.
@Ryan Keenan I personally invest in rentals in Fayetteville as well. If you're looking for rentals it's a great market because of the military base. The quantity and quality of tenants Fort Bragg brings in is ideal for SFH rentals. If you have the right team in place Fayetteville is great!
