We have a Quick Fix product, 1yr interest only but it requires 4 months interest min. So you can pay it off in 1 day but you're responsible for 4 months of interest payments. Either this option or transactional funding

Understood. Keep us in mind for any deals you may need financing for that has a loan amount about $75K.

We are a correspondent lender ourselves for a few stated income products. Any deals that do not fit our programs, we broker out to other lenders.

So are most private/hard money lenders interest only until the note is due?

Anything 1 year or less will always be interest only. But generally it depends on the term and the product offered by the lender if it's longer than that.

No experience, low FICO, and no cash reserves... what are the compensating factors here? Is the rent you are getting solid? Are you holding payments in escrow with him and have you decided how you will get out of the refi? 

If I were looking at this deal I would really want to know rent and exit strategy, and try to use them as compensating factors to even fund this loan at all. He must be truly asset-based and not afraid to foreclose or force the sale of the property if you can't get out (where you would pay hefty fees each month past maturity). 

Those who are saying points are high, do you know a lender who would do this cheaper with those factors?

 And to add, these are typical hard money terms. Not out of the norm.
