Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $325,000
Cash invested: $81,250

Duplex; 3/2.5 for $1950; 2/1.5 for $995

What made you interested in investing in this type of deal?

After renting out a condo, I wanted to own an entire building, so went with a Duplex as a next step.

How did you find this deal and how did you negotiate it?

I found it through the MLS

How did you finance this deal?

25% down, 75% bank financed

How did you add value to the deal?

Both units were rented. We kept one tenant and turned the other unit over. The vacated unit had a light update: new carpet upstairs, new LVP floor in the living area, new kitchen countertop, paint...and....the big one - we had to build and install closet doors

What was the outcome?

We increased rent on the unit from $1350 to $1950

For marketing, I used TurboTenant - a friend recommended it and really did get my property listing up everywhere!  I don't know your area so I can't speak to pricing.

What made you interested in investing in this type of deal?

It was my first home and the 3% down with the optional renovation mortgage couldn't be beat. It was clearly under market so there was a slight bidding war for it. I originally viewed it as a fix and flip, but fell in love it with and lived it in a number of years. As a 2/2, I was able to rent out the extra bad/bath from time to time, and have had my current tenants coming up on two years.

It was a time when Chicago was full of foreclosures, so I found it on www.homepath.com

HomePathy Ready Buyer Finance

How did you add value to the deal?

Restored and improved the missing master bath and completely gutted the kitchen. I also installed wood floors in the bedrooms.

What was the outcome?

The property value has tripled since I purchased it and the rental cashflow is excellent.
