Then Bill Gulley I'm guessing for the note "finders" out there that the RE wholesaling strategies of contract assignment and using OPM to close on the note would not escape the broker license requirement either.

A quick question on what Bill Gulley had mentioned earlier... If you are buying for your own portfolio with your own funds which does not require a license, is there a seasoning period before you can then sell for a profit or is your only option to work with the borrower until the loan is paid off?

I apologize in advance if my quick question needs a not-so-quick answer.

Hello everyone!

I have stopped reading and started taking action! Inspired by Brandon Turner's recent blog post I am taking my next step toward accomplishing my goals. I have been reading, researching, and analyzing for months and I'm tired of my own inaction.
