hey thanks for the info. The house is valued at 170,000. I will call an agent on Monday. I asked three different brokers and they all quoted me Olympus insurance around the same price. Maybe I need a quote from a different insurance company.

I having a hard time wrapping my head around this. The yearly premium for my florida rental is $1480 w/USAA and the quote from Olympus is $960. How can there be such a big difference? All the coverages/deductibles are the same. I guess another question could be is there really a big difference in insurance carriers? Thanks ahead for any advice.

What are some great buy and hold strategy books to read? Im heading out the door in the next month to deploy and won't have great internet connection to keep with BP podcasts and forums.

Thanks everyone for the warm welcomes. I look forward to adventure with real estate and I can already tell that BP will play big role in it.

Im 29 and currently in the Air Force station in Germany. Im a first time landlord (going on 4yrs) by default with a house in Gulf Breeze, Fl. My plans are to have enough passive income to retire at 39 and never have to work again. I know a lot of people think it might be impossible but my retirement location will be Thailand where the cost of living is less than America. Anyways I'm working on my plan to buy my next property and was wondering how I should do it. I current saving up and will have around $30k to spend and not sure which direction to go. Should I out right buy a house or use the $30k as a 20% down on a more expensive house? I would like to going to invest in the panhandle area of fl.
