Wonder who can give some advice about which neighborhood close to downtown Pittsburgh is the best to invest in.

We wants to buy our first rental property (eyeing for residential/ multifamily). It's a side hustle, so we are not flipping. Ideally we want to find long term tenants. Any ideas? What factors we need to consider?

From this site, it looks small LLC does not need to file sate tax:

But from this site, it looks LLC needs to file Penn state tax no matter its size:

"All corporations and limited liability companies doing business in Pennsylvania are required to pay corporate net income tax."

Confused...

I know tons of foreign LLC doing residential property rental in Pittsburgh area. Any advice?
