I have a property management company out of Fort Worth, TX that is almost worthless.  I'm going to manage the property long distance, but my concern is wrestling the tenants deposit back.  I'm going to send a certified letter dismissing them and informing them where to send the deposit, but is there anything else you might advise?

Newbie here, soaking in the collective wisdom.

I was googling passive income the other day and learned that you can earn up to 80 k and not pay federal income tax. Is that true?
