I'm 6 months into my year long Real Estate Management Certificate. It isn't a license more of a broad knowledge of everything Real estate, from fundamentals, to finance, to management.

Now the concept is simple, pulling it off is not. There are a LOT of regulations when it comes to raising this kind of money. You are not likely to find substantial money to do a big commercial deal until you have some experience.

Thank you Ned, This is the answer I was looking for. I do plan to make quite a few deals before doing this. Probably at LEAST 5 years down the road depending how quickly I can make some positive deals, But I thought it wouldn't hurt to ask how it works. Thanks again for your input. Just what I needed to hear :)

Thanks for the advice. I obviously wouldn't try to do this right off the bat. I want to build up a good reputation. But once I get to a certain point I am going to eventually need investors to help me with the big ticket Items. I want to have a large amount of passive income coming in for my retirement, so I can enjoy my time with my family and see the world.

maybe it isn't called a hedge fund. I thought it was the same thing. He uses investors to cover the mortgage down payment. One of these was on a $12M property so it would have been a large down payment. This is why he uses investor monies instead of his own money. He then pays back these investors with interest after 5-7 years and refinancing for a profit.

It is an example he has in his book the ABC's to Property Management. If you have read it you know what I'm talking about. Using other peoples money instead of your own.

So how do you do it?

I've heard of Ken McElroy using hedge funds for the downpayment on his apartment buildings, but in his book it doesn't specify a lot on how to get one started.

I would like to invest in apartment buildings that need renovating. renovate them and rent them out for passive income, but I know things will move much faster If I can get a hedge fund to put on the down payment.

How many successful projects do you think I would need under my belt before people would be interested in investing in my hedge funds for this type of income property?

try a concrete wall. you can get them in different styles and they are great for along roadways to block view and noise of road.
