What steps need to be taken in order to start completing 5-10 deals a month? What are successful real estate investors doing different from the average investor? How can I dominate my market?

@Engelo Rumora it means private message just so we wouldn't have to go back and forth on his post. I just wanted to pick your brain because that's what I'm aspiring to do.

I haven't seen much success in the MA market and I've tried every form of marketing and searching for deals that I can think of. So I've decided to wholesale virtually in other markets. Where should I search and what are the steps to doing this successfully?

What's the formula to accurately and quickly make a maximum allowable offer on a property that you're trying to wholesale and does that formula change when the property is a house that needs to be tore down and rebuilt?

thank you for responding to my post @Will Chamberlin and @Andrew Detwiler I couldn't sign into my other account to answer your questions but we've tried most basic strategies. Driving for dollars, direct mail and sent out 1500 pieces of mail last month with no response, looking for deals on Zillow and craiglists, purchased a subscription to Z buyer, and probably more that I just can't think of as of right now. We look for anyway we can in any area of Massachusetts that our cash buyers are interested in. We are started to think that maybe the market out here is just too competitive out here.
