I have an investor from France that has two rental properties in the US owned in an LLC. He has some questions about taxes and I was wondering if there is anyone that may have experience with a similar situation or knows any tax professionals that may be of assistance.

Hello everyone, I hope I'm going about this in the right forum. 

A little background: I'm a property manager, licensed VA real estate agent, and investor. Currently I manage about 100 residential homes to include, single family, condos, townhouses, and duplexes.

I have been approached by an investor to manage a 25 unit multi-family complex, if he decides to go with me it will be my first unit this large. Basically, I'm just reaching out to other landlords/property managers/investors for possible advice from your first multi-family experience. What do/did you look for in a property manager? Is it a huge difference in multi-family and single family? 

Any thoughts and words are appreciated.

Hi everyone - I've been talking with someone that's interested in getting involved with wholesaling, something I want to do too, but I haven't dedicated a great deal of time to getting started. Right now I do property management (for others), buy and holds, and I'm a licensed VA real estate agent.

So when this person mentioned they wanted to get involved with wholesaling, I'm like that's great me too - they have more time, I have more real estate knowledge and resources so I start thinking of ways this could be a partnership.

Have any of you ever formed wholesale partnerships? Is this a good idea? Would it be better for me to just charge a referral fee if I send a deal their way?

Hi my name is Candace Hunt and I'm new to the forums. I've had a Bigger Pockets account for a little while, but I'm starting to explore the forums and just getting more out of the site as a whole.

I'm a 25 year old licensed VA real estate agent and property manager. I've been licensed for 2.5 years - 3 years and currently manage about 100 properties.

My family has history with real estate and construction so I've always had exposure to the business. A few years ago I had more exposure to the property management, liked that aspect, got licensed, and joined the business.

Recently I've been getting more involved with and learning more about investing, which is how I found BP. Right now I'm just looking to expand my knowledge and gain experience.

Welcome to BP. I'm a little late on the welcome, but I just came across your page. I'm getting more involved in REI in Hampton as well. Wish you the best of luck, maybe we'll work together or be able to learn something from each other some time in the area.

I'm a young person (25) getting into investing as well so I can relate. This site is a great place to start. I have some experience, as I'm a licensed real estate agent, but am still learning a lot. If you're interested in multi-family units then I would agree with James. Get an owner occupied loan on a duplex or multiplex, live in one unit and rent the others out. The rents will help pay for the loan and potentially give you cash flow.

There are a lot of steps to take before getting to the final step like:

Researching loans/mortgages and different programs for assistance, what it will take to qualify for a loan, getting the capital for a down payment, finding the right property, etc.

This is the route that I was planning to take, but I may do an owner occupied single family instead for different reasons.

Something else is to speak with wholesalers, possibly find a mentor, learn vital skills to complete wholesale deals and use that as a way to build up your cash flow.
