Thank you Bryan, I lived in West Texas most my life (in and around the Lubbock area). We recently relocated to Seymour Texas which is about 45 minutes away from Wichita Falls. I live about 13 miles East of Seymour and approximately 15 Miles West of Olney. Both towns are very small but have a potential future here of rental property. I am currently interested in gaining information on how to secure a 10 -15 yr private lender or hard money loan for my residence and then I want to start investing in rental property.  I do my own remodels, I'm slow but very good and detail oriented and save a ton of money when I do the work myself.  Hopefully, I can get things rolling and during this process I will be asking the experts here for advice.  I see you r from the Oakland area, I have a dear friend that works for BART that lives there.  I really hope the State can get the fire situation under control and hopefully soon.  Our thoughts and prayers are with all of you guys on the West Coast right now.

Hey There Anthony, Thanks for your response.  I am currently in a situation that I am contemplating a Hard Money loan to purchase (buy and hold) my primary residence. I am seeing what all my options are.  I don't even know if Hard Money lenders or Private lenders finance mortgages for 10 - 15 years or if it is better to just use them short term and refinance conventionally after a couple of years?

My name is Jeff Foster and I am a Newbie from Texas.  I joined Bigger Pockets to gain info on Hard Money Lenders and Private Money Lenders.  I have owned two homes previously and have done several remodel jobs.  In the future I do plan on Fix and Rent or Fix and Flip properties. Your Forums are very informative and interesting and I feel I made the right choice signing up on this site.
