I originally wanted to get into buy and holds. The problem is I am having a hard time finding financing. I have been pre approved through a local bank but I am having a hard time coming up with the down payment.

Looking at property's available in my local markets but they seem to be priced to high to cash flow. Maybe I don't know where to look for the deals. I have contacted a couple realtors but they don't seem to want to give me the time of the day.

Any pointers? I'm thinking about maybe switching to either wholesaling or flipping. I have found quite a few vacant property's in the area.

I thought I knew what I wanted to do but now I'm lost. Thanks in advance

Eric Kartman welcome to the site. I am a fellow Indiana resident. I live about 40 min north of ft Wayne. I am 26. I am just getting into real estate. Along with you I want to be financially free by the time I'm 40. I know it can be done with some hard work. I'm looking more into the buy and hold. We should keep in touch. Good luck.

Just curious but with your math you had a net income of$12,300. You took 12,300 x 100= $306,500

I'm just wondering how you got that to be the answer to the equation. Looks like to me 12,300 x 100= $123,000.

Am I missing something?

I do not own one but You may want to search for a duplex. In most areas people call them duplexes. I am actually perusing these property's. One thing you get is essentially 2 houses for the price of one.

Scott Kelley Yeah we can try that out sometime. Also it wont work on your IOS devices. Since there is no flash capabilities on IOS it will not work.. I use my Macbook in safari or Chrome. I do have issues at times joining games.

Scott Kelley it works ok every once in a while. I can maybe make it through 1 Out of 4 games played. But when you can play it is really a fun game. What are you trying to play on? IE, chrome, safari?
