I agree with all. DMV area not being the best for investment in terms of finding cheap property . Need to go in rural Maryland or rural Virginia. Plenty of deals in other rural counties.

@Meaza Aboye - I think in the longer run you will be better off getting brand new tenants at the right market price. It will be smart to do so in the short run as it will allow you to perform renovations quickly and efficiently.  What @Russell Brazil says is spot on regarding the tenant friendly/investor unfriendly DC courts.

@Mike Ventura - You might be relying too much on your realtor to find the deal. Your realtor only seems to be relying on MLS. If you are serious about finding the deal, you might want to consider finding it through channels other than MLS. Thankfully, you have come to right place. BP has ton of information on how to find deals through direct mail, driving for dollars, even using craigslist. Feel free to search the forums and listen to the podcasts to get acquainted with various methods of finding deals. You might also want to consider getting a realtor who is investor friendly, and knows how to get you deals from sources other than just MLS.

I have found a really awesome opportunity that I plan to make offer on in next few days. The home is a shell house. No appliances. It was built prior to 1978 so there is possibility of lead based paint. Currently FHA financing is not available on the place goes without saying. After I rehab it to make it livable what is the typical process of getting the place FHA approved? This would be my first time rehabbing a place, since so far I have mainly been using BRRR strategy to acquire properties, and di didn't really deal with rundown properties.
