Hello all,

I have tenants who were on a year lease that converted into a month to month lease per the terms of the original lease. They gave a 30 day notice to vacate mid-way last month. They paid for the current month. Am I obligated to terminate their lease 30 days from the vacate notice (and pay them back a prorated amount for the rest of the unused current month) or am I entitled to the full rent for the current month?

So the place is def habitable without need to relocate. Basically one wall in two rooms have been stripped of the drywall and insulation to the wood frame. Inconvenience for the tenants and working through the contractors repair. Would you rec any compensation? They are very good tenants and have documented this whole process for me as I work with the HOA and insurance company.

I have a rental condo where, after heavy rains, water got into the walls. The HOA has started on the repairs and cut out the wet drywall and used blowers to dry the rest. The unit is safe and habitable but still open. The HOA says they might have to redo the entire side of the building due to an original construction defect. Am I required to compensate my tenants for the inconvenience while work is done on the unit? If, so, what's standard compensation rates?

@Nate WightmanThanks!  Was a good read.  I've emailed them to see if they can recommend anyone in Denver.

@Matt M. Would prefer not to, however, looks like i'm in need of a new roof (previous owner piled on layers of roofing and now causing some bowing of structures holding it up.  roof is over the attic which has the loose insulation, wind, environmental hazard) and also looking to put in can lights in the kitchen.  Any recommendations?

I see you live in Denver.  I was trying to find forums re roof repair/installation companies in Denver but couldn't.  I was wondering if you might have some companies to refer to me that are good quality for rental I have out there?  thanks for any help you can lend.

I recently purchased an older home in Denver and having some issues re 3% asbestos found in loose attic insulation.  I was told by one company to do a Point Count to try and get less than the state required 1% to not be classified as "asbestos" and, therefore, save money on the removal.  I was told by other company that a Point Count wouldn't really change the outcome.  Has anyone had any experience w/ this and can offer some advice?  Thanks.
