I have used Lending Club. Basically Lending Club and Prosper are the same thing but I have found that Lending Club has cheaper rates.

I used the funds from Lending Club to purchase a house. It is pretty simple. The funds are automatically taken out of your account on a monthly basis. You also have the option to pay back the loan early without penalty.

I would use Lending Club

Just trying to get an idea of what others are paying for a flip. I have a small 2 bedroom rowhome that needs some cosmetics and will most likey be sold as a rental or lower income housing. The house is about 950 sq feet. Looking to do the following:

Repair uneven flooring (10x10 area)
Paint entire house
Update bathroom
New carpet in bedrooms
Laminate hard wood downstairs in living area.
New lighting fixures
Paint exterior of the house (front and back only about 2 sections 20x25)

Give me a ballpark if you have some numbers.

Also to add on to Kyle's response, it is a home that you can buy and rent out asap. There are no repairs to be made.

Turn key rental in Philadelphia, PA (Germantown section)

Home is a 2 bedroom/1 bath row home.

House will be renovated with the following:

1. New Roof
2. New Flooring
3. New Bathroom
4. Updated kitchen
5. Painting

House will rent for $700 a month.

Asking $40,000. Will place tenant if requested.

I have other homes with tenants in place if interested.

Hello,
I am a investor in the Philadelphia area. My current strategy is buy and hold real estate but as I grow I would like to purchase larger properties and thus need more money.

Therefore, I am considering flipping houses to generate some cash. I currently have $20,000 and am consider hard money to financing to flip a house.

I am looking for some advice on how this can be done given the amount of cash I have.

Any advice would be greatly appreciated.
