Hello. So I was told that unlike residential properties, all the commercial realtors for the 5+unit apartments deals represent only the sellers and aspects of dealing, etc is on the buyer due diligence and responsibility. Is that correct? How do I find, prepare, execute those these when I have done only 1 duplex rental property experience? Thanks in advance.

@Jeff Tipton

Thanks for sharing. It's very interesting. Can you please elaborate more on how to pay down those 5 properties within 4 years. I'm also considering taking loan out from 401k under CARES ACT for real estate investment. Thanks in advance.

@Jose L Torres @Frank Geiger @Mike McCarthy

Thanks for all your answers. The agent basically told me that her and I relationship for a deal ends after the house is sold. But after that she offers her consultation, for a fee, and according to her that includes making sure things like occupancy certificate, certificates (didn’t really tell me what certificates) permits, handymen for repairs, etc. I thought atleast certificate of occupancy should be a part of the purchase process. I am all okay with an agent offer her extended service but just want to know where the lines are suppose to be drawn. Can you all please educate me further? Thanks.

I have never purchased a house in my life. So when/where does a buyer’s real estate agent role and responsibilities end for the commission they get paid? Is it their responsibility to arrange city code inspection, regular inspection, communicate with attorney/title closing company, etc? Thanks
