Hi Jordan,

I know this is an old thread but I was wondering what the rent numbers look like in the area where you bought in Bloomfield. What kind of rent numbers would you get if you didn't rehab your property?

@Maritza Soto Congrats! I am considering this area too for my first property as I am also in NYC. Knowing what you know now, do you still think Poughkeepsie still has opportunities? Would you recommend a multi or SFH? I was looking closer the Metro North line but not sure if it's already too saturated.

James, anywhere close to downtown all of the areas are very strong right now. We are doing a lot of condominium conversions in King Lincoln, Olde Towne East, Southern Orchards, South of Main, Franklinton, etc. I'll send you a PM and we can chat further. Columbus urban is really strong right now, but just be prepared because a lot of the homes are older and you need to put a lot into them.

Hi Scott,

I just started looking/researching into Poughkeepsie and wanted to know if you are doing the BRRRR strategy and if so, how did you get the ARV? It looks like a lot of homes in that area are not necessarily cookie cutter and comparable to other sold homes near by. Also, do you know what is an estimated rehab per sqft?

Any thoughts is greatly appreciated.

I just started researching Poughkeepsie but unsure if it's possible to BRRRR in this area. Is that your strategy? What have you estimated rehab cost to be per sq. ft? Just want to get some numbers for analysis.
