I am currently house hacking a duplex and when I purchased it last November the renters on the other side stayed and now they are leaving the end of July. I plan to do a minor remodel on that side and have the unit available for Sept. 1. I just posted my ad on Facebook Marketplace and am getting a continual influx of responses. I was planning to do short phone calls with people to go over the requirements and then from there set up one afternoon to do showings with a number of people, then they would fill out application. Can I tell them they don't qualify during the phone call due to not making enough income or do I have to wait until they apply and I call the employer? I plan to do a CCAP search, call employer and past 2 landlords. So far one person has a emotional support dog and I don't allow pets and I know they are excempt and need a doctors note, but am I exempt from that rule since I'm living in the home and don't have any other rentals? I'm wondering what the best way to weed through people is without wasting time or being unfair to anyone.

Thanks James and Bryan! That makes sense, I like the idea if posting current pics with the notation of a new look to come. The layout and space is what they need to see for now to know if it will work.

I am a new investor and have a duplex that I currently live in one side. The renters on the other side stayed after I purchased the property so I haven't been able to do any renovation over there yet. They are going to be moving out at the end of August so I want to have it vacant for the month of September so I can do a minor overhaul to it. My question is how do I post the photos for the ad for the available rental if the reno won't be done until right before they move in? I don't want to post the old photos and my side is different, only a few things are similar to the other side.

Thanks, that helps. I will give it a little time and I'll keep in contact with the renter and then have those alternative options ready just in case.

What would be the general amount of the fee I would ask for? Is it a per day fee or a one time fee? Is it too late to ask for that now if we are this far along in the process? The original offer states that I must be able to occupy the property at closing, so my attorney said I shouldn't have to reiterate that but I still have no guarantee that the people will be out. I also heard about something called cash for keys where the seller could pay the tenants some money to help encourage them to leave on time. Would this also be another option if its not too late to do an amendment.

I'm a first time investor, planning to house hack. I am supposed to close in a duplex October 25th, I plan to live on one side. The seller has given notice to the tenants on that side that they have to be out in 30 days, which I'm not sure if it would have been the 25th or the 30th depending on when he told them. I have to give 30 days notice at the apartment I currently live in, which I was planning to do on Nov. 1st so I have that month to get settled in the new place. The issue is the seller isn't trying very hard to guarantee the renters will be out of my side at the end of October or even the 1st week of November. He gave me their phone number and I talked to the guy, he said he's getting a plan in place and may have a place to go but his roommate might not and he still didn't have a for sure date of move out. He's been there for 6 years and was planning on moving in the next year anyway so he didn't seem really upset and he said he knew the owner was selling and that this could happen. I am worried that if I close on the 25th and I tell the renter he has until the Weekend of Nov. 1st to move out so I can get in, that he may not be gone yet and I'd have trouble getting him to leave. Plus the fact that I will have to get out of my apartment and I'd be homeless if I can't get in the duplex. This is a for sale by owner duplex. The seller has an attorney, I have an attorney that did my paperwork only and doesn't represent me. I've been talking to other real estate investors and they suggested I still close with the renters in there so I don't lose the deal. But my attorney said don't close until the renters are out. If I push out dates then my loan application expires and I have to pay extra fees. I don't know how to handle this.
