Hey Jonathan! I just moved back to the Southern NH area from SoCal and picked up a condo in Portsmouth. It takes a bit of digging, but there are deals to be found in areas where people will pay a lot for rent if you're looking for a cash flowing propert! Maybe check that out?

Looking for insight from Boston South Shore investors/contractors!!!

As my mother is getting older, I'm helping her get out of her current home so she can move into a condo or something easier for her to maintain on her own. 

Her home is not well kept and needs a lot of work. She lives in a very nice family-oriented neighborhood in Westwood, MA where home values have skyrocketed and there are a lot of new builds going for 1.5 M + range.

The home is paid off but it's very small and in ROUGH shape to say the least. I know there is an opportunity to rebuild and sell or take an easier route of selling to a developer and getting out quickly. There is a developer who frequently calls asking to buy her home.

We're weighing out the options of 1) hiring a team to flip/rebuild and sell or 2) sell directly to a developer for a quick turnaround without using an agent. 

Insights??? Thoughts???

Thanks for the insight, @Troy Zsofka! I've heard something similar from a handful of people so I'm seeing that pattern for sure. It's hard to tell what the future holds.

Hello Like-Minded Friends!

I am moving out of Southern California and heading back to the North East (home). My intention is to buy some cash flowing property in NH, preferably in the seacoast area but open to other options. 

I know the pandemic has shifted where people are living these days, so I feel as though what I know about this area has changed greatly since I left. Has anybody else experienced that????

I would LOVE to connect with others in the area.

@Tom Kastorff hey neighbor! It's great to meet others in the area (virtually of course).

I've also been now learning that the PB area is best for buy and hold, not LTR.  My original plan was to house hack my first place here by getting a roomie and eventually move and rent it out... looks like it wouldn't be cash flowing regardless with where home prices/ average rent are now! My thoughts now are income property elsewhere.


How did you decide where you wanted to invest OOS? What was your experience with that?

Thanks, @Dan H.! This makes a lot of sense and was the direction I was leaning towards as well. The low-interest rates have been tempting, but if we see something like in 2008 I don't think that would fully compensate for the loss. I do have the option to hang tight for a few months :)

Hi, Bigger Pockets Family!

First and foremost, I'm brand new to the forum and excited to be here & to get to know you :)

Prior to the coronavirus shutdown, I had been looking for a home to purchase in San Diego (preferably a two-bedroom and get a roommate). I currently live in Pacific Beach.  A few properties I had my eye on did not end up going on the market due to the social distancing.

Agents have been reassuring me this is still a great time to continue my home search considering coastal properties by military bases in SD will hold their value through a potential recession. 

Naturally, the media has been discussing a recession which has made me hesitant to move forwards. However, I am not letting this stagnate me :) I do, however, want to make informed decisions considering the circumstances.

Can anybody advise me on the best way to look at historical home values in my area? I'd like to be able to see how prices fluctuated here during 2008/2009 in comparison to areas more inland. 

I know there's no crystal ball into what the future holds... but I'm also doing my best to educate myself/seek advice.

I would love to hear from the community about this subject!
