Super wholesale deal. It's under contract and off market now. The original asking price was $2.4M and I negotiate the contract price down to $2.3M. 

I'm the buyer agent for the current buyer and he really likes this deal.  But unfortunately he got problem to find conventional banks to finance such type of property. If you go with private lender, there should be no problem for closing. I have a referral who can offer the best rate at 8.5% with only 1.75 point fee. The seller is also willing to provide seller financing based on 5% for 3 years with collateral.

The contract has assignment clause so that it can be easily transferred to you and you don't need to face competition in the open market.

The seller just rented the vacant unit 1 at $1050/m for 1 year.  So you can regard $1050 as the market rent for each unit.

The tenants have been there for many years.  The $1000/m unit is on month-to-month lease.  The $875/m unit's lease will expire by end of this year.  So the new owner can raise the rent to market rent soon.

There is no vacancy during the current owership which indicates something.

The price is just dropped to $319k and the offer review date is 4pm August 1.
