I agreed, I did hire a property manager, but I am not too happy with the services, :/ i will look for a new one. I am looking for attorneys so I can jump on a call, so I learn and be more prepared in case this we're to happen again. Thanks for commenting on my post! This is Part of the journey as a new investor. ðŸ˜Š

Thanks for responding! I appreciate what you're saying. We did get a property manager, but so far, they don't seem to care for our property. It feels like we have to tell them what to do, and the communication we have is abysmal. In my opinion, I always have to reach out asking for updates, we have access to a portal where they write notes about the tenant, but the notes aren't always up to date. Although I am learning through all of this, I will do my best to handle it, and I will definitely look for a new property management company as soon as my contract is over with the current management I have. I am still paying for utilities at the moment and I am on the hunt for an eviction attorney to inform myself more. Again, thank you for taking the time to comment to my post! 😊

Sorry for replying late. I just saw your comment. Thank you for responding. I went ahead and asked my property manager in an email. Let’s see what they will tell me. I’m in San Diego, so we’re in different time zones from Indianapolis. :) 
 

My name is Cindy, and my husband and I are new to investing. When we closed our first property out of state in Indianapolis, it came with tenant rights. We gave them their 30 days notice, and they were not happy about it, so they decided not to pay rent. Now we are taking it to court. We submitted paperwork for eviction and still waiting to get a court date. Now they stop paying for utilities, I honestly want to stop paying for utilities, but I don’t know if that would affect us since we are trying to kick them out of the property. Did anyone ever experience anything like this before? 

 I need help! does anyone know someone that can help me with getting an independent contract put together ?? please.
