@Brian Garrett @Joe P. I'll keep that in mind and work on tweaking my numbers. I definitely want to purchase somewhere where not only I'd want to live in, but tenants will want to live as well - But also want to stick to a reasonable price tag and not buy something out of reach. I have a decent-paying 9-5 and I save about 40% of my income so will spend the rest of this year/beginning of next year saving the rest of the money. I have a little over than down payment so far.

@Jerry Padilla Yes, that's an important reminder. Brandon Turner's book on rental property investing gives a great breakdown of all those costs so I'm definitely already factoring all that in.

@Brian Garrett I was looking to really dig for an off-market property where I can (Broward County, Palm Beach). Willing to put in the work and time to find a great deal. I'm being too optimistic?

Newbie question - I want to get in the market as soon as possible (obviously) and trying to figure when I'd be ready to invest in my first property. I am currently saving for my first multi-family rental property and planning to house hack using an FHA loan. Is it recommended to put down more than the 3.5% to increase cash flow or use the rest of the money for fees, closing costs, renovations, etc?

New to bigger pockets and investing - any feedback would help and be much appreciated!
