We are currently replacing the surround in one of the bathrooms in our duplex.  While in the hardware store we ran into a contractor guy who recommended Loctite Powergrab tub and tile and these 4x8 sheets of RPK(?) it is fiberglass... oh and we used Durock concrete board as the backboard.  Greenboard works too but we have had better luck with Durock holding up to the tenants abuse.   And my husband always says measure twice and cut once - he usually says that after he "didn't" do it the first time lol.  Good Luck

We also have the tenants deposit directly into our business account - they have the teller but a memo on the deposit with the building number and unit so we know which tenant the payment is for - then it is easy to see who has made their payment through  online banking on the computer or phone app.  This prevents bounced checks, lost in the mail excuses  - etc - this relieved a lot of headache for us - we have 12 units 3 building locations....good luck

I have been working at being a landlord for about 5 years now, in Illinois. I am small with only 12 units in three buildings thus I am doing all the land lording myself. My lease is a 12 month lease. My lack of understanding is how to enforce the terms of the lease length. I don’t quite understand how the land lord can force a tenant to stay the full term? Or what the landlord’s recourse is if a tenant leave before term end? With or without proper notice. I have some very long term tenants but there are a few units that seem to have a revolving door on them. This brings me to wondering if a month to month would be a better option. Any guidance would be greatly appreciated.
