I would appreciate any recommendation for cold callers or cold calling services. Please reply with your recommendations.....thank you

825/month @ 12 month $9,900

Less Tax $902/yr

Less insurance $800/yr (I don't know this exact number.  Depends on ins. you choose

10% management $990/yr

NOI = $7,208/$90,000 = .08 Cap

You will notice I used $90K as the sales price.  I think I can get these for you at this price especially if you purchase both properties.  There are almost identical properties next door to each other.

Purchase this property and you have an instant ROI. No rehab or repairs, no placing tenant, no management. This 3 bedroom and 2 bath home is currently rented for $825 per month with a long standing tenant. The house is also located in an area near The University of Alabama. The house is under professional management and a positive rent roll history in available for your review. The tenant has indicted a desire to remain in the house but the current leases are on a month to month basis therefore they could be asked to vacate. The house appears to be in good condition and is only 13 years old. The owner has another rented property next door with almost identical financials and characteristics as this property.
