Thanks for the very helpful answers!

Wanting to understand how the interest part of our income (partnership LLC) for short term loans- mostly fix & flips, are considered for tax. One accountant said it's not subject to self employment tax since it's considered passive (but origination fees and other loan income fees are subject to it. Another accountant said it's ordinary income subject to SE tax since we're a partnership LLC. Also anyone have insight on excess taxable income regarding the above and private lenders? Thanks

Looking for recommended turnkey companies to invest with. To clarify, i’d like them to not only buy & rehab a property (New homes also considered), but to either manage it or have it managed under the umbrella of their company. In landlord for it friendly states. Single family, but very interested in 2-4 door also.

I am aware of Spartan Invest- pretty much just localized in the Birmingham Alabama area. I love all that they offer but I’m not quite sure yet about the cash flow & overall returns (if someone has feedback on them as well I would love that). They only do single-family.

Not interested in Build to Rent out a Florida where you have to buy the house even before they build it.
