Quote came in as follows.

I propose to furnish and install one (1) Gibson, 2 ½ -ton, air conditioning unit with

30,000 B.T.U.’s of cooling capacity. This air conditioner will run on environmentally friendly 410A freon.

I found it online~$800 + I am thinking worse case scenario 8 man hours to install at $100/hour + $200 to charge the system. Quote was for 4100, I'm thinking it should be 2k max Am i missing something? I've had furnace and ac put in for 4200 but my old HVAC guy isn't doing work anymore and he suggested this guy. Not impressed so far.

Can anyone recommend a good HVAC contractor in Cincinnati. I just got a quote, it wasn't horrible but I still think its high. Looking for any help, I like to work with licensed people so I can be sure they provide quality work. Thanks!

I'm in cincinnati. Something rather unique in cincinnati is the large difference in areas. West side of town tends to be more blue color salt of the earth. Cheviot, Green Twp, White Oak. East and northern areas tend to be much more white color. West chester, Montgomery, Mason. The great thing about the area is job diversity. P&G, AK Steel, GE Aircraft Engines are based here. Aerospace and auto tier 2s in the area. I like the SFR on the east side for cash flow. Should have reasonable appreciation and I can always pull the rip cord and sell them in the future if I decide to get out of RE. I agree with Ben you can get a a good house 3 or 4 bdrm in a nice area for 100-125 all in and rent for 1200-1500 where I concentrate. We don't appreciate like the coasts. I think there are alot of nuances in the area so make sure you have a good team. Also we have 4 seasons here, snow in the winter and 90+ degree 90% humidity in the summer sometimes so you will need good HVAC units! One of mine went out over the holiday weekend and I was scrambling to get it fixed. Good Luck.

I am new to bigger pockets and new to real estate investing. I joined to try to network with people in the cincinnati area. Looking for wholesaler's to work with and possibly mortgage brokers. Would also love to find and network with those in the area that I could ask for advice on from time to time.

We currently have 2 rental properties and are working on a flip project. We have been able to buy houses and have instant equity and rent for good cash flow. I would love to find more opportunities close to home. As real estate investing is my side job I am learning (on my flip) to stay close to home. Its hard to work on a house that is 40 minutes away.
