Post: Rental Calculator on Primary Residence

We have tried a few times to run the rental calculator on our primary residence. I can't determine what numbers to place in the purchase and loan area. I know what we owe and the term on the current mortgage, but at this point there's no ‘purchase' involved. I have tried the numbers from our ReFi last October. I have used $0. The ROI seems off in both. Has anyone done this before? If so can your provide the formula or a few pointers.

We have been roof, hvac and windows, water heater was replaced 4 years ago and we would need a new stove and fridge before we could rent it. Two bathrooms have had a full upgrade and one would need some repairs. So we aren’t overly worried about larger repairs in the first 10 years of renting.

@Jacob Fitzgerald those are amazing pointers. We will be sitting down and running a strict budget this weekend and looking at all areas to trim the fat. While working the budget we will also be setting that long term goal. Love the work backwards idea. Gotta vacuum that truck. Lol.

7 man, congratulations and God Bless. We have four and some days feel out numbered. Our 14 year old is really into Rich Dad Poor Dad for teens and the younger 3 love being helpful. We will for sure be taking them on the journey with us. This is as much for them as it is us.

@Meghan McGill congratulations. That’s an amazing achievement. We are looking at that option as well. I don’t hold the mortgage on our primary. So the lender informed me on what I needed to do to get financed for a traditional loan. So we are working on that now.

@Sunny Hon we have only been at this for a little less than a month. We have read three books. Analyzed several deals and talked to our lender. We both have day jobs. So the time spent reading books isn’t keeping us from jumping feet first into this. Nothing really is. We wanted to get a few ducks lined up before we headed for the water.

@Jonathan R McLaughlin we are closer to 160. We have been in our house for almost 3 years and we refinanced in October to drop our rate from 4.5 to 2.75%. Josh is the only one on that note.
