I don't have any tenants but as a tenant myself, I would think a random incentive was nice. However it would not be the determining factor of whether I stayed or not. I'm all about location and condition. If you give me $100 a year for being a good tenant, I'll say thanks. But if you raise my rent every year, I'll still leave.
The apartment I stay in now is GORGEOUS. It's brand new, modern, and 5 minutes from my job. The management staff never answers when I call and they give me mixed information but the apartment itself and the location has a bigger impact than the few communications I've had with the management staff so I've stayed.

Just to throw in there, podcasts, as well as audiobooks, are a great alternative when you're unable to read a physical book. Because I've gotten pretty obsessed with learning about real estate, I listen to podcasts while I'm at work, cleaning, or doing other physical work.

Hello Paco. Welcome!

I've also gained an interest in wholesaling. Right now, I'm listening to a great podcast hosted by Matt Theriault called Epic Real Estate Investing. It has been tremendously helpful in helping me understand wholesaling as well as other avenues of real estate investing.

I listen to him on the TuneIn app on my phone by searching "eprei". I also down his podcases from iTunes by searching for the same thing.

He also promotes a free real estate investing course that he puts together. I haven't tried it out yet but I will soon.

I wanted to share this awesome podcast that I've been listening to for the last couple days. For those starting out, this is a GREAT source of information. The host, Matt Theriault, explains things very clearly and starting with episode one, takes you through a step-by-step process of real estate investing in general. The way he presents it is very easy to follow and helpful. He progresses through a timeline and details each avenue of real estate investing. Whether you're interested in wholesaling, fix-n-flip, or rentals, this podcast would be great for you. He also promotes a free real estate investing course that seems to have great reviews and is very extensive. I haven't gone through it yet but I definitely plan on it. I can't pass up free material.

I recently read in a book that a guy purchased a home directly from the seller and the seller provided owner financing. My first thoughts were "why would a seller offer this service?" and I have yet to figure that out. It seems like the only reasons a seller may offer this is to service a buyer who may be unable to get approved by a lender... or maybe they are charging a higher interest rate(more than likely).

Have any of you ever been involved in owner financing? Whether you were the buyer or the seller. If so, how was your experience and would you recommend this?

Mark W. Quick question. I went to the website of my local REIA and it said they're currently not accepting members. Do REIAs typically have meetings/seminars where non-members are invited? Or maybe some type of welcoming event for those who may be interested in joining?

I know there are some people out there who just want your money and don't have the training material needed to match the worth of the bill but one of my mentors is very big on seminars and workshops and she speaks highly of them. I have not ever paid for a seminar, but I did pay to go to the Bigger Pockets Summit, because to me it is very different. The speakers were not allowed to up-sell and the summit featured various topics, not a focus on one certain strategy. Additionally, I was able to meet a lot of people I had come to respect from their comments on Bigger Pockets...I do not regret spending that money at all and will be attending again next year if my schedule allows.

On the flip side, I have talked to a lot of people who have paid to attend various seminars and they tend to wish they would not have. It is not that they never learned anything, it is that they have come to realize they could have learned the same thing in other (cheaper) ways.

James Vermillion Yes I understand. That's definitely the downside to those seminars...you never know what to expect. There's no true way of knowing if it will benefit you or not or whether it will be worth the money. Most likely I'll stick to reading. Those seminars are always so expensive. That's money I could be investing with.

Great read... and it came at a great time because I was considering becoming a member of a real estate investing mentor program. I'll be attending the workshop soon and I'll be sure to keep these things in mind.
