@Jacob Seim The water is not included in 2-4 units.  The trash is though if you are in city limits.

Jacob,

I like your plan.  It will be tough to find a cash flowing duplex in those A areas in Cincinnati.  Not saying it can't be done, but will be difficult.  You will have better luck in those B areas, where prices will be more reasonable.  I started the same way.  House hacking a unit in my 5 unit building on the east side of Cincinnati.  Refi'd after renovations and bought my 4 unit building.  House hacking can lay a great foundation for you.  If you need any recommendations for banks in Cincinnati I'm happy to pass names along.

I own 9 units in Mt. Washington.  My one bedrooms when I purchased in 2015 were $500, now they are $730 after renovations.  My two bedrooms (purchased 2017) were $600, now they are $825 after renovations.  I have seen owners do the same around me.  It's great to see.

@Jeremy Sharp When I appealed my tax valuation I just provided the sales contract and the valuation was changed to the purchase price (which was lower than current valuation obviously).  If the property is in Hamilton Co. I want to say the appeals have to be filed between January and March.  If like properties are selling for $185k I would say that will be a tough battle to win to get the valuation lowered.

You can try Huesman Schmid.  I use them on both my properties.

 Yes.  On your numbers i would bump that rate up a little bit.  If you did find a lender with 4% right now let me know b/c that's awesome!

 How would one go about finding a rehab with this type of funding? They won't usually go over appraisal amount. Private lending?

 If you go owner occupied the bank you go with may have a renovation loan you can take out as well or you could do private lending if a renovation loan is not an option for you.

Making money while you live in your own house?  Pretty awesome.  That's how I got started too.  Living in a unit in my 5 unit building on the east side of Cincinnati.  Your financing terms will be much better as an owner occupant and you'll most likely be able to lock into fixed rate long term financing.
