Thank you for the information. I understand I can increase liability in each individual landlord policy, but one single umbrella policy is much more cost effective when I have multiple properties. As for premises only liability, this is my first time to hear it. Will that be only for one property, or cover multiple properties like umbrella policy?

I was told that some commercial insurance companies are able to provide umbrella policies without auto policy and primary residence. But I just don't know where I can find them. My current insurance agent only deal with residential insurance companies.

I have landlord policies for my rental properties in TX and AL states, but I am not able to get an umbrella policy form my current insurance company, because I do not have car insurance and primary residence in US, as I am not a resident in US. How can I get an umbrella policy for my rental properties? Thank you.
