We have a condo in Austin that should lease for $1000 to $1200.  We are trying to lease it with minimal improvements (it is in decent shape as it is).  It is 725 sq feet.  Really a mid sized living area with small area for dining table (small) or office style table and a bedroom and nice bathroom.  I am wondering whether we should stage the unit - probably living area and how much staging would cost? Major improvements might be replacing living area carpet with vinyl planking and painting.  Perhaps slate counter tops.

We have had a lot of luck with Craig's List but this time we are not getting any responses.  What other listing approaches are there in the Houston area.

"have a application specifically for the purpose of collecting monies owed so that a eviction application is not required"

It is in Houston.  I looked at eviction before and it takes some steps including some time between.  But maybe it can be accelerated.

Does anyone know whether you can collect a deposit of two payments?  Does that just drive renter away?

I suspect your late fee is illegal if it extends beyond some local maximum.  

If your renter wants to extend three days go ahead and extend it.  Remember there is a good bit of lost revenue if you go through an eviction and what you seem to have is a pretty good renter.

I am interested in what you have done.

I am in a process where I will lose my tenant. What can I do if he doesn't pay the last month payment.
