I was just wondering if anyone has standard colors for walls and trim, tile choices for bathrooms, material types/styles/design colors for floors, etc. 

While it may be boring, I would like to make my rental properties similar so I am always buying the same paints, tiles, flooring, etc. I know that there are always variances (one of my house has solid wood floors, for example), but I would really like to standardize for simplicity. I would like to know what materials you like to use for your homes. Thank you.

I used this post recommendation and called Inlaw plumbing. I really liked Bernie, the owner. Very friendly, doesn't try to sell you something you don't need. Didn't overcharge. I will absolutely use again them on my next project.

So, our first rental is 3 days from being completed and we have our tenant lined up for August 1st! We have the landlord forms from BP, but I’m wondering if there are any resources or checklists on this site for what to complete prior to a tenant moving in? (I.e. inspections, radon testing, number of smoke alarms per unit, etc).

Seems like there are a ton of restrictions for anyone that has a job. That’s unfortunate because I would like to invest in real estate with some of my retirement and not just in stocks.

So, I work full time but my wife stays home with the kids. She manages our family farm, which is small doesn’t bring in much income.

Does anyone use this strategy for retirement purposes? I'm curious as to how difficult it is and how one qualifies for it. My wife stays at home with the kids and we run a small side business inside of an LLC. We have funds in retirement accounts and thought about trying to move some money into a Solo 401k to purchase real estate with.

Anyone have experience doing this? Pros/Cons?

@Nick C. This might sound like a dumb question, but is there a way to refi again once it’s fixed?

I plan on renting it once i get it fixed and ready. If i borrow and use close to the entire amount, at that point I just have a higher interest mortgage (because it's in an LLC), correct? is there a way to BRRRR within an LLC? It would be nice to increase the value and take the newly created equity to buy another property.

I listen to a lot of the podcasts, but I don't hear many people talking about using a property manager and having the properties in an LLC and out of my hands completely. I want to be hands off once I'm ready to rent.

I inherited a home that would be an excellent 3bd/2bath rental but needs immediate work. The house is free and clear, but needs likely $40-$45k I’m updating/remodeling (mold, nonfunctional bathrooms, lots of drywall work, etc).

I don't have the money to cash flow it. And I need to have the house in an LLC to rent for personal reasons.

can someone please ways to get a heloc or other funding from a lender to pay for the repairs and renovations?
