I like using RentecDirect to manage my properties. Once you list the property, charge a modest application fee and then you pay for the top notch screening on your end.

TurboTenant might be good too, but all my research led me to prefer Rentec.

@Alleah F., good question. A Single Family Home will almost always comp differently than a duplex with the same beds and baths. This is because there is a different buyer pool, and comps are actual sales.

The investor who wants to buy a duplex to rent it out is interested in different things, than a retail home buyer who buys a 2/2 for their family to live in.

If you are struggling finding comps for the duplex, try to go further back in time. If you can find a 2x1/1 duplex that sold a couple years ago, you can do a general calculation that reflects what percent the market has changed in that time, and then apply it to the outdated comp you found.

We have 4 good groups nearby, all meeting at different weeks so one can hit them all in a given month.

Sometimes you'll find rei meetup groups on Meetup (.com) and Facebook as well. Search your city name and real estate investing in both and see what comes up!

@Christopher Hartman, I believe the best place to find partners like that is here on Bigger Pockets. Next, I'd search for and consistently attend all the local REI groups you can find!

@Justin Ruholl Great job and welcome to BP!

This looks like a killer deal. There are many more factors to really be able to tell, but the numbers are great. My next questions would be about the neighborhood and general area. You want to test all your assumptions from a pessimistic point of view, to make sure they are solid.

for example, are you positive you can get $1200 in rent? If those are rental comps for the same size house, does your house match the quality? What other options do renters have, or is there very little available for them?

Etc.

Best of luck! This game isn't easy, but it sure is fun, and you can help a lot of people along the way.

I've had a good experience with Rentec Direct. There are prettier (more expensive) options out there, but this is a good small software without all the frills I don't need in AppFolio, etc.
