When I first started here, I tended to ignore our neighboring city in Spokane, but honestly, it is way easier to find the 1% deals you're wanting there than it is here. Be sure to keep a look out across the state line.

I’m in Coeur d’Alene and have been a full time investor for about 6 years. I happen to have a rental up in your neck of the woods. 

I would say your strategy really depends on your individual goals. There are ways you can get started in any market. Certainly begin by learning and networking... never too early for that. If you’re ever down this direction and want to grab coffee and talk real estate, let me know!

It really does come to balancing your goals out and customizing a plan. Passivity is nice, but those of us who have experienced owning rentals, it isn't always quite as "passive" as we were told! I'd say the true passive real estate investment is being a private money lender.

If you want to decrease the maintenance on what you have, you could do some major fixes on what you've got, which can push out your headaches for years. You could find some quality people you trust in town here to just handle the decisions for you. You could sell the frustrating ones and exchange for something newer, or even build brand new. Even a combination of the above... none of these options are bad, and you are in a very strong position!

@Ian Russell, given your goal of low maintenance, I think I would aim for a newer building. If Spokane has treated you well, you could 1031 into some land and build some new multi-family with the resources you have. This would put your maintenance hassles very far out in terms of years.

Maybe go for a HELOC. then even if the rate is higher, it's only on the portion that is new, since the first mortgage is already so good. Check with BECU or Numerica Credit Union - both have been great to local colleagues for that purpose.
