I sent my real estate agent my criteria for houses that I am interested in and we will be looking at houses tomorrow. I just purchased J Scotts book on flipping houses and estimating rehab costs. I will be listening to them tonight at work. Any tips on things I should probably avoid for my first flip (foundation, termites, mold, lead based paint)?

P.S. Any active investors in New Albany, Clarksville, or Jeffersonville Indiana that would like to go out for lunch or coffee send me a message.

Hello all,

I just wanted to give you guys an update and see if you guys can help me out with a few things. I just finished listening to all of the bigger pockets podcasts, @Brandon Turner you are ridiculous btw, which I found quite helpful.

I just contacted my mortgage broker today to see if I can get more information on a heloc since I have a primary residence. Can anyone tell me more about helocs? Should I try to get one as soon as possible and then find a deal or find the deal and then start the process of acquiring a heloc? I also would appreciate any tips on talking to a private investor when you have no experience investing.

@Jaren Barnes I apologize for that, I have been listening to the podcasts on my ipod and I figured it was said enough times not to say all of the things that I said that it wouldn't be too hard to catch the joke. Right now I have just been trying to absorb as much information as possible. I work at Ford Motor Company at the Kentucky Truck Plant so I can listen to podcasts, audiobooks, and even ibooks for ten hours a day.

Hello BiggerPockets,

My name is James Reed and I am a real estate investor in the Kentuckiana area. I reside in New Albany, Indiana and believe my primary focus will be the Southern Indiana area. I currently have deals in all 50 states and Puerto Rico. I also work with a huge network of investors. I need a mentor, some money, and some deals.

On a serious note, I am 26 years old and currently have $5,000 to begin investing. I am partnering with a good friend of mine that will also be contributing $5k for a total of $10,000. We would like to begin with flipping houses to build our capital. We do have very good potential for private lenders through contacts that we have however we would prefer to have a deal or two under our belts before we begin trying to use other peoples money. I currently own a 3 bed 1 bath home in New Albany that I purchased for $33.5k plus $5k through a 203k loan back in 2011.
