Hello,

I own a property in Jackson, MS. and I'm in the market for a $50K renovation loan. My problem is the current value of the house is significantly less than that. I own the property outright so there is no mortgage. I'm looking for advise on a renovation loan based on the ARV.

Nathan - thanks for the response and info. I’ll work on my networking.

Eliott - I’ve practiced doing financial work ups and comps on places and have learned, in theory, about the wholesaling process. I’ve learned enough to know that following a proven strategy is the most efficient way to being successful. What I’m hoping to find is someone to help me weed through all the information and develop strategies that are proven to work. I’d love to buy a course, but there are so many out there I get skeptical unless I can find a trusted recommendation from someone who isn’t making money off the recommendation. An accountability partner would also be great! I already work two jobs and have a problem with motivation and consistency when things aren’t working. I think most people have that problem and I’d like to say I’m above that. But I’m not.

I’m wanting to start out Brrrring small multi family rentals in the mid-valley area and looking for recommendations on a RE agent experienced with this type of investing, along with recommendations on a RE attorney, CPA.

I'm a police sergeant at a municipal agency and a part-time instructor at the state police academy. I enjoy hunting, fishing and spending time with my fam. I am learning all I can right now with the plan of beginning my real estate journey at the beginning of the year. I have bought 2 homes, but not as investment properties. My goal is financial freedom with passive income before retirement (2032). I've watched a lot of videos and listened to a lot of pod casts. I want to Brrrr, but I'm still trying to get my mind wrapped around the systems I need in place to actually make money.
