Yes, the coast markets are pretty fragmented when it comes to regulation.

Best options for STR (in order):

Lincoln City
Manzanita
Florence
Rockaway
Seaside

I've rented a SFH to students at PNWU for 10 years. It's been great. That might be a market worth targeting. Not many condos/townhouses in the area, so SFH/Duplex might be the move.

Welcome to the forums!

I would recommend thinking through the STR vs LTR strategy before looking at specific properties. Buying an STR makes sense in different areas than LTR, and it also has different ramifications for financing. For agents, I would connect with @Melissa Hartvigsen as she is an investor herself (LTR/MTR) and works with investors in the greater Portland area. I'm happy to give financing insight and help with loans, but will leave the geographic input to the local experts.

Hi Ginger, welcome to the forums! Before you dive into listings and showings you need to make sure that you are pre-approved for financing. There are more nuances to investor loans than for primary residences. I'm happy to help with that, feel free to DM to connect.
