I inherit a tenant that has a base rent and then he has an add of parking and utlities at a set rate.

When doing a rent increase do I go from the base or the all in price that I get monthly?

I called with a housing councilor that did not know the answer....oddly enough.

Can anyone recommend a real estate attorney in the area? I have some questions in regards to rules and regs for an inherited tenant.
