I do think I saw one a few years ago. I was out of state and my property manager had a paystub but couldn't find the website. The tenants first check bounced. When I found the LLC on the pay stub, I saw it was the applicant and the website listed was 'for sale' on Godaddy. Luckily, my agent still had keys and we were able to get his boxes out of the house. We then changed the locks and found a new tenant.

Projecting to sell when? 2035? Doubt any of these guys will exit under 6 for a long time to come. It's already looking doubtful there will be any interest rate relief this year.

Yes, I didn't anticipate any rate cuts until at least August, but the inflation indicators are not softening and the Fed knows it. They probably won't cut until we are in recession.

I saw on LinkedIn the other day that like 70% of syndications have less than 3 years of experience. WOW!

Hi @Mike Terry, I agree with @Nicholas L. on the BP podcasts and Zuber and Coach Carson as an alternative. IRR and cap rate are great, but if you investing in Long Term SFH, they are irrelevant for initial acquisition. They can be used to validate, but cash on cash return is the only factor to look at for most investors (don't at me, reread the word "most").

Those folks are in an entirely different stage of life than you and I, have the time to hustle for those one in a million chances, and don’t have kids to play catch with or dance recitals to attend or a family that tells them they love them. You’re comparing apples and oranges. Good luck! I feel your pain.


I am curious if you continued your journey or if you looked at another investment avenue. I agree with following Zuber, in 2023 I went from 1-10 units (3 buildings) and it can be done. Do you go to local REI events?

Hi @Nicholas R Paust, How did the learning go? I do use a spreadsheet and Rentometer to analyze a market quickly. I think Mike has a spreadsheet video that I modeled mine after.

@Greg Scott, I have never been to a lifestyles unlimited event, but I do like the set up. Get together with others who have done it. 

I am not a syndication fan... why? Because of this. This is an Elevate project.

And... another one. About 2 months ago, Elevate called limited partners explaining that the LPs needed to pay an extra $100k (see story below) and now this... ouch. I enjoy BP, but there might be an opportunity for a mom and pop real estate investing website which allows for small, full ownership owners to discuss different topics.
