Thanks man! There are more coming up, usually monthly the weekend after Johns west surbabn building owners meetup. We have two more scheduled out, one is frisbee golf 9/30 and after is fall hike at matthiessen on 10/28.

 I have an email list with a few friends and other people I have met at various meetups so email and Google calendar is the primary communication. Since we've been doing it for about a year now figured it would be good to put it out in some other channels so I just listed a couple here on BP and also on Eventbrite- definitely open to other ideas on spreading the word!

This group is designed to connect real estate investors that have a common interest in being active and adventuring. We meet monthly, usually the weekend after the West Suburban Building Owner's Association Meetup, and adventures include hiking, kayaking, biking, recreational sports, and more!

No formal discussion is scheduled but typically everybody who joins owns at least 1 property and we talk as we adventure, provide updates, help each other out, and mainly get out and do something we all enjoy.

All events are free to join and some require additional purchases or rentals for individuals. This event would require you to rent a kayak unless you bring your own

It's about a 2 hour drive to this park, located nears Starved Rock so we can talk on carpooling and meeting there when we get closer but should be agreat time to see some fall colors and hike one of the coolest parks around.

The 3,558-acre Ned Brown Preserve—popularly known as Busse Woods—is one of the largest and most diverse locations in the Forest Preserves. The site includes ancient upland forests, one of the largest fishing and boating waters in Cook County, nearly 13 miles of paved trail, an elk pasture and much more—making it one of the best-used natural areas in Illinois.

We'll plan to meet at 9AM at the

Rentals are available from 9 am to 5 pm on a first come, first served basis and we'll plan to meet there and rent a few kayaks. We'll kayak around for 1.5-2 hours ($20 per hour for rentals) or so then afterward we can go take a look at the Elk Pasture and see if we can find some elk around: Busse Forest Elk Pasture

Cook County, IL 60007 Since 1925, a small elk herd has inhabited a 17-acre enclosed pasture in Busse Woods. Originally, nine cows and one bull were delivered by train from Yellowstone National Park. The size of the herd has fluctuated over time and every three to four years new males are introduced to maintain genetic diversity.

@Jane Kim Congrats on saving 70k, that's a great start! It'll be tough to get into a pure investment in your area for 35k but here are a few options:

- partner on the second deal

- if the numbers make sense and you could get more cashflow then you could look at a higher price point but my guess is this will be difficult to find

- Buy your first property as planned, and save the 35k as reserves and/or just keep it for the next down payment on another FHA after a year

- find a place that needs some work where you can use that money to fix up and force appreciation to the property

Personally, I would look at those last 2 options where you have the cash on hand ready to deploy for the next down payment or rehab costs if needed. I wouldn't add it to the down payment unless it is necessary for cashflow, because the tenants will pay down the mortgage for you.

@Kimberly Strat- I have an LLC with a partner that we researched and started ourselves and I think that's fine for some things but personally if I had an LLC that I was going to use to put a large amount of serious assets in or wanted to try and stay more private with it then I would have a professional set it up for me. I would definitely look around for pricing and recommendations in my network

@Jacob Beg you might pick differently depending if you rent or sell but hard to say without seeing, with a small section of countertop you could make it really nice with granite for about the price of laminate and for larger stretches laminate is relatively cheap compared to other options and could really upgrade the look if it truly looks bad

other options I can think of that would be cheaper would be more like bandaid fixes- painting, epoxy, using a thin veneer etc but I wouldn't recommend it

You could also check habitat for humanity type places for counter tops you could use and buy for low cost
