That's quite a deal! Stellar price on a multifamily (but my price perception is off, being Californian). Good stately building too. Hope it brings you many years of nice stable profit.

Hello everyone. After reading a few threads, I'm left wondering about my options. I'd like to sit down with a financial adviser and review what options do exist for me, and which is best to exercise. 

Could anyone recommend a financial adviser in the Fremont area, who's familiar with REI?

@Bob Malecki, could you send me those starting resources too? I listened to 211 and was intrigued by your numbers & process. I'm not able to buy a property for at least a year, possibly 2. But notes seemed, at least from your podcast interview, like a usable alternative. Thanks.

I remember reading that any property above 4 units must use commercial financing. 4 units and under still uses residential financing. Didn't know about the dumpster requirement though; that's good to know.

Out of curiosity, where are these properties?  Here in the Bay Area?

Now here's a question I had too. Current student loan debt is low-interest and I've kept up on it for almost 10 years now. Good to know looking at multifamily instead of paying it off is the wiser course long-term.

Growing up, we lived in a turn-of-the-century 3br/1ba for several years.  I still remember its exact floorplan, yard, attic, and all the work we did.  One of my silver dollars still rests in its redone foundation to this day.

Needless to say, I'd have jumped on the opportunity to live in one during college.  I'm sure I'm not alone in this.

I would recommend expanding the half-bath into a full, if at all possible.  College kids.  Two is better than one!

Interesting stuff to know.  I have a question though...what would Union City officials think about mixed-use properties?

Speaking as someone who knows people in & out of tech, I'd say this.  New tech companies need space for work, yes.  Particularly robotics, biotech, and IoT.  But their employees also need/want space for living.  Especially if it's at non-ridiculous prices.  If they can get that, in or near the same building, you'd have NO shortage of interested buyers.

Fremont is doing this, with its new BART station and mixed-use development around it.  From what I hear, it's working...interested companies are coming forward.  I see no reason Union City couldn't do something similar.

I have not, not yet.  Looking at a few different areas, from Redding all the way up to Washington State.  Like you, I'm here to gather up some knowledge, talk to some folks, and see what I can conjure up.

Hey there Hazel.  Always glad to see another local on here!  I am in very much the same situation - would love a multi-fam around here, but the numbers flat-out don't work. In fact they like to get up off the page and raspberry me.

Thanks @Account Closed.  I harbor no delusions that I could afford a good rental around here.  Even my basic understanding of the numbers allows me to hear them scream, "nooooo!"

I'll check out the Meetup page as soon as I can.
