The best wholesale deals never even make it to a buyers list. Buyers will come when you have a good deal under contract. You need to focus on motivated seller lead generation. It is nearly impossible to fail if you get a constant stream of homerun deals under contract.

If you have the buyers... then what?! Nothing!

That is very true! I think my main focus should be the actual deal and the rest would work their way to the deal. Thanks and I think SEO is very important tool for wholesalers! 👍🏽

thanks for reaching out. What do you believe is the hardest obstacle for wholesalers during this market with high interest rates? Are there more deals on the table? Are you having difficult time getting buyers?

Yes, San diego is high price market and with the market changing daily it is important to keep the numbers very conservative.

Hi,
I personally believe there’s opportunity in every market, but just have to learn how to pívot from one strategy to another and analyze the numbers, so you don’t get yourself into a hard situation.

Thanks for the good advice I will definitely need to build a buyers list! I plan on attending some local meet ups in the area to connect with others.

Hi BP community,  

     After many hours of listening to podcast and learning a lot from these community, I have decided it's time to take action and start my real estate journey. After actively listening to many advice on how to start in the real estate industry I have concluded that wholesaling is a very useful strategy to learn the ins and outs of real estate. Since I live in a expensive market in California, my current financial situation is not aligned with my long term goals of creating a portfolio of long term rental properties. Wholesaling would give me the opportunity to jump into real estate with practically no money down by just putting in some sweat equity. I know I need to study the market and look at comps and past sales and come up with the ARVs. Any advice that would help me along this journey would be truly appreciated and not taken for granted. Thanks, I hope to grow and connect with the BP community.
