Couldn't you also use an out of state title agent who does simultaneous closes?
I'm looking into FASTWEB from First American Title to see if it can be done that way. I hate boxes!

In California or Chicago wouldn't you just use transactional funding if you are wholesaling and don't have the money to close it yourself?

Stephen, they were yellow letters and it cost me about $3300. Pat Live was another $800.

I usually don't have a problem handling the call volume in smaller increments.

I wish I could study under Bill for awhile. He's seems to know how to handle it right!

I agree with Bill, don't ask for more then you can handle!

I sent out 6000 yellow letters and PAT LIVE answered them. I got swamped with leads, and most of them left little details. I'm still following up on the leads and have seen two of the properties on my follow-up list get picked off by other investors.

The rest of the leads are growing colder by the day!

Postcard stamps are .28, total cost of production plus postage is .44 and I get my leads free but I can't tell you how!

It depends on how much money you have budgeted for marketing. If you only have $2,500 and you use it all on a marketing campaign in December with no results then you will be out of money. If you have more then that to work with then you may want to give it a go just to get the wheels turning. I would recommend marketing materials that are either free, cheap or semi-permanent during the winter. Direct mail is expensive and you only get one crack at it. Bandit signs mounted on poles will likely stick around a bit longer. Craigslist ads are free and so are phone calls.

I've looked into it as well. I agree with Todd about the junior sized billboards within the neighborhoods you are targeting. They go for about $100/mo where I'm from.

Two major interstates intersect in downtown Amarillo and there was a HUGE billboard that was vacant in that intersection. I would consider it the best sign in the city. I called to get an estimate and it was only $24,000 per year with a minimum of 6 months contract! Not to mention the couple thousand up front that you have to pay to make the sign and have it installed.

I believe the Fed has something to do with it Bryan. The Fed sets the prime rate and if the banks want to stay competitive then they have to stay low.

The government thinks that artificially creating low rates will boost lending however they haven't considered that the banks are "snake bitten" and are keeping their fists tight.

Not to mention that mass inflation would cause prices to increase on everything which would be bad.

Maybe they should keep the rates low on everything but real estate.
