You're right Corey. You need to leave room for error. It's ok if you start out in the minor leagues at first. Later you can
worry about what other "real investors" think of you and you'll be accepted as a "big boi." That is, if you really give a flip about what ginormous self-proclaimed super investors think of you.

If I purchase a property using hard money then sell it using a wrap around mortgage, would the hard money lender require me to have insurance on the property or would my buyer's policy be sufficient?

I'm also new to wholesaling. If you can double close all of your properties, then wouldn't that be better then an assignment?

If you have money; wouldn't inflation be good?

Also, I don't understand the value of gold. The only thing that makes it valuable to me is how much money it's worth. If our money becomes worthless then so does gold.

In my opinion, what is really valuable and will hold value are energy, water, food, shelter, land, metals (not gold), and anything else that people need to survive.

What else determines value?

Yeah but where there is hard water there is build up. Flushing the cold water at the same time as the hot water just puts more pressure on the entire system. I would hate to replace a water heater when the source was coming from somewhere else.
